It’s easy to be wowed by a home’s total square footage—but how that space functions can be more important than how much of it there is. Bigger isn't always better, especially if the layout feels cramped and the spaces are dark. 

Here’s what truly matters:

  • Open vs. Closed Flow: Is the space intuitive, or are there awkward transitions? A 1,700 sq. ft. home with great flow can feel larger than a 2,200 sq. ft. home with dead zones and bottlenecks.

  • Natural Light + Line of Sight: Can you see from the kitchen to the living space? Is there a connection between rooms, or does the home feel compartmentalized?

  • Placement of Beds/Baths: Are the bedrooms too close to the living space? Is the primary suite separated for privacy? These things can affect comfort and resale.
